Long Beach Rental Property Owners Beware

Here is another post from our California lobbyists. There appears to be housing problems in Long Beach also. Rent controls coming to Long Beach.


Long Beach Rental Property Owners! The city council is proposing changes to the tenant protection ordinance, so your feedback is crucial to protecting your rights as a rental property owner. The Long Beach Housing Forum hasn’t been conducted yet, so you still have time to influence their decision (meeting date to be determined).

Proposed changes to the just-cause ordinance:

1.Eliminate the 12-month waiting period for Just Cause protection to apply.

    2.  Increase the relocation assistance amount to three months’ actual rent for households living in the unit for less than ten years and the equivalent of six months’ rent for households living in the unit for more than ten years, with a minimum payment of $6,000 for all households.

    3.  Require that half of the relocation payment be issued upon notice of the tenancy termination and the second half be issued upon move-out.

    Don’t procrastinate! Please submit a comment on how these proposed changes would impact how you manage your rentals and how that would adversely impact renters. The more people that comment on the negative impacts of this, the more likely they are to take your concerns into consideration.

    You can be sure that plenty of pro-tenant advocates will be sending in their favorable comments!
