Lake County Property Tax Rates

Thanks to Ms. Barbara Hogya, a tremendous talent in the Lake County Auditor’s office, for sending us all of the following property tax information. (She gets our vote for the new Auditor’s position, if she wants it)

These schedules will provide the Lake County taxpayers with information on how many inside mills, outside mills, gross tax rate, and effective tax rate, for each political sub-division by taxing district.  Let’s be sure we understand what those terms means:

Taxing District – There are 32 taxing districts in Lake County.  They are not consecutively number (there are missing numbers), and they cover each municipality and the respective local school district.

Political Sub-Division – These are the various governmental entities that receive the property taxes paid by the property owners (and renters) within each taxing district. For example, the local schools, police and fire, townships, villages, and the county with all of its various governmental entities are all considered political sub-divisions.

Gross Tax Millage –  This is the total number of mills that each political sub-division is due because of the inside millage and outside millage, prior to the application of the rules of House Bill 920.

Effective Tax Rate – House Bill 920, enacted in 1976, applies a tax reduction factor, calculated by the State Tax Equalization Board, to minimize the tax impact of inflation on home values and reduces the gross tax millage.

What does 1 mill cost us?  One mill is equal to $35.00 per $100,000 of your home value. [$100,000 x 35% = $35,000 x .001 (decimal equivalent of 1 mill) = $35.00 per year]

    So, for my particular taxing district, I can multiply the $35 per $100K of my home’s value times the effective millage from the table to calculate how much I am paying for each line item in my taxing district, right?
